Most land professionals learn the business from the transaction side. Bryan Bailey came at it from underneath.

With a bachelor's degree in geology from the University of Texas at Dallas, Bryan developed a way of seeing land that most brokers never acquire, one grounded in the science of what lies below the surface. Water tables, mineral formations, soil composition, and the geologic history that shapes a property's long-term potential are not abstractions to him. They are the foundation of every conversation he has with a client.

Before entering real estate, Bryan spent more than a decade in enterprise data consulting and technology operations, working with large-scale systems across energy, life sciences, and telecommunications. That career built an analytical discipline he carries into every land transaction: the habit of underwriting before committing, of interrogating what the data says and what it doesn't, and of structuring complex decisions with precision. When he made the transition into real estate, those instincts came with him.

Today Bryan specializes in farm and ranch sales, commercial land, and investment property across Texas through B. Bailey Land Advisors and Capitol Ranch Real Estate, LLC. His practice is built around a consulting-forward model that prioritizes analysis and long-term value over transaction volume. Whether a client is evaluating a working ranch, a recreational property, a conservation investment, or a commercial opportunity, Bryan brings geological insight, market data fluency, and a curated network of land service professionals to every project.

His wife, Samantha, runs Samantha Kate Interior Design, and together they offer a combination that few land professionals can match. Samantha helps buyers transform a new property into the home they envisioned and helps sellers present their property at its highest potential before it reaches the market. From raw land evaluation to finished vision, the Baileys provide a seamless experience that covers the full arc of ownership.

Bryan is an active member of the land brokerage and conservation communities. He serves on the board of the Hill Country Chapter of Delta Waterfowl and is a member of the Texas Alliance of Land Brokers, Stewards of the Wild, and the Texas Wildlife Association. These organizations are more than affiliations. They are where serious land work begins, often before a property ever reaches MLS, and they connect Bryan with landowners, biologists, attorneys, and operators who share his commitment to responsible stewardship.
